  • SPECIFICATION

    FOUNDATION

    • R.C.C Framed structures with isolated footings.

    SUPERSTRUCTURE

    • R.C.C framed structure with columns, beams and slabs.

    WALLS

    • All peripheral walls are 8" thick Aerocon Blocks or equivalent Blocks or Brick walls of 9 " thick and partition walls are 4½" thick Brick wall with hoop iron reinforcement or 4" thick Aerocon or equivalent Block.

    PLASTERING

    • All internal plastering are smooth sponge finish and External Plastering shall be rough finish.

    FLOORING

    • Vitrified tile flooring of 24" x 24" with matching skirting of 4" ht.

    TOILETS

    • Ceramic tiles flooring of 12" x 12" dadooing with 18" x 12" tiles up to 7'.0" height.

    MAIN DOOR

    • First quality teak wood frame section and Teak veneered with good quality hardwares.

    DOORS

    • All the Bed room door frames will be chemically treated Padauk or equivalent with 5" x 3" suitable section. The shutters are with both side commercial ply painted quality Flush doors. The Toilet doors will have plastic coating on one side.

    WINDOWS

    • All the window and Shutters will be UPVC. All the windows will have M.S.Grills as per Architect design.

    KITCHEN

    • 24 sq. ft. of Black granite counter with stainless steel sink. Exhaust fan opening will be provided. Ceramic tiles dado above the kitchen counter up to a height of 24" will be provided. Loft on one side of kitchen and one side in small bed room.

    ELECTRICAL

    • Three phase connection will be provided. Main board will be fixed with Mini Circuit Breakers (MCBs) and with the main switch connected to consumption meter as per TNEB's regulations.
    • Copper wires will be concealed in PVC conduits connected to quality brand Modular switches (Siemens or its equivalent).
    • Living Room will be provided with two wall light points, one fan points, three 5 Amp sockets, provision for telephone and TV cable points
    • Dining Room will be provided with 2 wall light points, one fan point, one 5 amp sockets.
    • Master Bed Rooms will be provided with one 5 Amp plug socket, one fan point, one tube light point and one wall light point.
    • Master bed room will be provided with one Air Conditioner point.
    • Kitchen will be provided with three 5 amp sockets, one tube light Point, one exhaust fan point, one 15 amp socket point.
    • Wash area will be provided with one light point and one 5 amp point for washing machine.
    • All toilets cum bathrooms will be provided with one light point, one mirror light point, one 15 amp socket for geyser and one 5 amp point and one point for exhaust
    • Balcony will be provided with one light point
    • Provision for Telephone points will be provided in the living and Master bedroom.
    • Provision for Cable TV connection in master bedroom and living.

    PLUMBING

    • All the plumbing lines will be of medium gauge CPVC Pipe (internally) & P.V.C pipes (externally).

    SAINTARY FITTINGS

    • All the sanitary fittings such as EWC, Wash basin, will be white colour Porcelain Hindware or its equivalent make.

    TOILET FIXTURES

    • All the taps and other fittings will be chromium plated. "Jaguar Continental or equivalent.

    PAINTING

    • Tractor Emulsion or its Equivalent Paints in Interior with touch up putty and Apex or its Equivalent paints in Exterior.

    LIFT

    • One number passenger Lift "Johnson" or equivalent for each core-automatic.

    COMMON AREAS

    • Staircase: State-of-the-art handrails for staircase Lobbies.
    • Driveways: Interlocking concrete Paver Blocks.

    AMENITIES

  • The setback areas (open space around the complex) will be suitably paved with paver blocks or any other suitable material, according to the Architect's advice, after leaving enough space for water percolation
  • Necessary compound wall will be provided
  • Suitable compound wall gate will be provided as per Architect's design
  • A security booth will be located at an appropriate place and 24 X 7 Security provision will be there,
  • Handrails of staircase and corridor will be as per the Architect's design
  • Lighting will be provided in the common open area
  • Sewerage treatment plant will be provided.
  • Water management system comprising open/bore wells, pumps, underground sumps, RWH facility and recycling system will be provided.
  • Termite treatment for the entire BUILDING COMPLEX, right from the foundation level to the periphery of the building.
